Come down from 7pm to cheer on the Sothe-bees team of Katie Tully, Mariette Scheele and I-Ching Scott, who are competing against other local business teams for the trivia crown. It's all for a great cause - the Winchester Foundation for Educational Excellence (WFEE) raises funds to support students and teachers in the Winchester Public Schools. Over the past 10 years there has been a lot of change in the Winchester MA housing market. We took some time at the beginning of the new decade to look back and review the changes since 2010.
From 2010 - 2019 the average sales price of a single-family home has increased 62%, and the days on market is down 40%. Homes are moving faster and selling for more. The market has also grown - the number of homes sold increased by 22% and overall $ sales volume was up a staggering 97% in the past 10 years.
The housing composition in Winchester has also changed. Although the number of single-family homes has grown slightly, the biggest change has been in the number of condos in town. There are also fewer multi-family homes in Winchester than there were in 2010 -12% fewer in fact.
Another difference is the price range of homes in town. In 2010, 63% of homes sold were in the $500,000 to $1m price bracket, but by 2019 50% of homes sold were priced between $1M and $2M. And the percentage of homes sold over $2M increased from 1% in 2010 to 21% by the end of the decade.

The Winton Club's 100th cabaret opens soon, and tickets are selling fast. The theme of this year's show is Uncorked, and it promises to be a fantastic evening of music and entertainment. The cast and crew of local volunteers have been rehearsing for weeks and are pulling out all the stops for the centenary show. December can be a busy month in real estate as people try to close out the year. 2019 was no exception - across almost all local towns the number of sales was up, homes continued to move quickly and sales prices increased year over year.
In Winchester there was a huge increase in the number of homes sold compared to last December. Prices were up and homes were spending fewer days on market.
Arlington followed a similar pattern, with prices up, days to offer down and more properties sold than the previous year.
Melrose also had a fast moving market, with an average of only 16 days from listing to accepted offer. There was also a jump in the number of homes sold, although prices dipped slightly year over year.
House prices continued to rise year over year in Medford, possibly fueled by fewer homes on the market than the previous year.
Woburn also saw a dip in the number of listings sold compared to last December, and at the same time the days to offer and days on market shortened dramatically, perhaps because of the lack of housing stock available.
